Hodgson Construction worked with this client in West Hampstead on a full renovation of this ground-floor garden flat, creating a fabulous two-bedroom, two-bathroom, luxury apartment with a utility room in the basement area.
The initial stages of the refurbishment
The project began in January 2022, with the initial stages of the strip-out requiring multiple skips, these had to be wait-and-loads, due to the complexity of the parking in the area. The kitchen area alone required 2 skips for the removal of the concrete floor.
Originally the property had one bedroom and one bathroom and planning permission was required to remodel and extend the property. The client and Hodgson Construction worked with an architect and a structural engineer as the project required detailed structural calculations. This included the removal of the kitchen concrete floor to allow extra head height. Party Wall agreements had to be in place between the first-floor flat above the project and both neighbours either side of the property. This took some time to secure as the neighbours needed reassurance and clarification about the project.
The remodelling of the interal space in the appartment
Once the strip out had been completed, all the internal walls were removed and acro-props were installed, the basement tanking began as this needed time to dry as the project was a winter start and eventually the basement would need to be plastered as it was changing from an unused cellar room to a utility room. A side extension was built to extend the kitchen/living area, this had a full glass roof installed with 4 bespoke glass panels. The client approved a London-based Glazier, who supplied all the panels, windows, and bi-folds for rear access into the garden.
Working with exceptional subcontractors and suppliers
The renovation included a full rewire and replumbing plus new timber frame walls for the reconfiguration of the space and new timber floors. Every room was plastered except the bathrooms which were fully tiled, floor to ceiling.
The property benefited from the addition of new LED energy-efficient downlighting throughout the flat supplied through one of the client’s trusted suppliers. The majority of the subcontractors were known to the client or Hodgson Construction. The Kitchen Company that designed and installed the kitchen has worked with Hodgson Construction on many luxury refurbishment projects and are based in Potters Bar, the flooring was supplied by a national flooring company and the client visited their branch in Staples Corner.
The client managed the full internal and external design and decoration, and the project was completed on time, on budget and within the specification required.
